The original grid between the pier and Fifth Avenue. Lot value drives price more than the house standing on it — and almost everything trades on walkability.
Old Naples is roughly thirty blocks deep and eight wide, bounded by the Gulf, Fifth Avenue South, and the bay. Streets run tight and shaded, sidewalks are narrow, and nearly everyone gets around on a bike or in a golf cart. The pier is the social center in the morning and Third Street is in the evening.
Housing stock is unusually mixed for a market this expensive: 1950s cottages sit beside 2020 rebuilds on the same block. That is why per-square-foot comparisons mislead here — a teardown and a finished house on identical lots can differ by four million dollars, and the lot is doing most of the work in both numbers.
The tradeoff is seasonality. Between January and April the neighborhood is loud, parking is scarce, and restaurant waits run an hour. From June to October it is very quiet, and a fair number of houses sit empty.
